The LM10 office building is located in Ulm, a town in Baden-Würt­tem­berg, right on the border with the state of Bavaria. The city is known for its vibrant univer­sity-town flair. In 2002, Nokia, the then-world market leader in mobile phones, set up opera­ti­ons in Ulm in a four-story building.

In 2012, the Software AG Foun­da­tion acquired the property, and shortly after, Nokia gave up the location. The object is now divided into two separate rental units in 2013.
